Do I have to pay a realtor commission when buying pre-construction?

No. As a buyer, using my VIP representation costs you absolutely nothing. The builder pays the commission, but I work exclusively to protect your interests, not theirs.
Instead of one lump sum, you pay in staggered installments. A typical structure might be $5,000 at signing, 5% in 30 days, 5% in 90 days, and the rest spread over 1 to 2 years, giving you time to save.

By Ontario law, when you purchase a pre-construction condo, you have 10 calendar days to have a lawyer review the contract. If you change your mind during this window, you can cancel the deal without any penalties and get your initial deposit back.

 

These are municipal fees passed from the builder to the buyer on closing day. I always negotiate to have these fees “capped” in your contract so you aren’t hit with a massive, unexpected bill when you get your keys.
